The Brownstones at Englewood South

We were engaged by the property management company Bozzuto Management to upgrade the property consisting of 5 apartment buildings with a central Clubhouse/Leasing office.

 

We were charged with creating an environment which would attract young families who for the most part worked in NYC as it was quite convenient travelling by the bus line adjacent to the apartment complex.

 

After a presentation of furniture, fabrics and finishes with a full breakdown of the costs we were engaged and the ordering process commenced. It was at this time that the management company asked us to provide interior upgrade alternatives to the miles of hallways within the buildings. Some of the buildings were 4 stories, and some five stories high.

 

The management company was having a tough time maintaining the hallways as the residents were continually bruising the walls with furniture move ins and outs, children’s bicycles, and other objects hitting the walls.

 

The difficult portion of the project was keeping the clubhouse and leasing office open for the residents to use. All UPS packages and rents were paid at the leasing office. The health club was also within the clubhouse building and was part of the upgrade. We were able to accomplish this by staging the areas of work, and having a full contingent of workers on site to complete each area quickly and efficiently.

 

When we were ready to work within the leasing office we re-located them to the large club room. We moved them, re-connected their internet services, and provided the tenants with access through the pool area. They were able to successfully run the complex from this location, until work within the leasing offices was completed.

 

The full upgrade consisted of applying wall-covering to all the walls, painting all doors and trim, new maintenance free flooring that looked like wood, crown moulding, comfortable furnishings that were easy to maintain, repairing and refinishing the pool table and providing the proper lighting over it. As an added feature we provided an electric fireplace that anchored the room and gave it a very homey feel, mounting the existing TV above it.

 

The health club walls were badly beaten and scuffed. We recommended a thick vinyl sheeting cover the bottom portion of the wall with a chair rail. This ould keep the walls from being dented and scuffed. It was also easy to wipe clean with a damp sponge. We also installed a rubber flooring system that went together like a jigsaw puzzle. We kept the color on the vinyl sheeting walls a neutral light maize color, and the rubber flooring was a black speckled rubber. The walls were painted to match the vinyl sheeting.

For the hallways we custom colored a vinyl wall textile, and added a chair rail. We painted above the chair rail that we mounted at 36” off the floor. We painted all the doors, trim, chair rail and base mouldings a deep brown semi-gloss. The wall- covering was a blue/gray with a very textured surface, to coordinate with the new carpet on the floors.
